Role Overview
The Project Manager will be responsible for end-to-end planning, execution, monitoring, and delivery of multiple luxury villa projects (cluster developments) for a developer organization. The role demands strong project management systems, cost control, quality assurance, vendor coordination, and stakeholder management to ensure timely delivery with premium quality standards.
Key Responsibilities
1. Project Planning & Control
Develop master project schedules, phase-wise timelines, and milestone plans for multiple villa clusters.
Prepare and monitor baseline schedules, look-ahead plans (2-week / monthly), and recovery schedules.
Ensure effective use of project management systems (ERP/MS Project/Excel dashboards) for tracking progress, cost, and resources.
Monitor planned vs actual progress, identify slippages, and implement corrective actions.
2. Multi-Project & Cluster Management
Handle multiple villa clusters simultaneously with effective resource planning.
Optimize common infrastructure works (internal roads, drainage, utilities, landscaping, clubhouses).
Coordinate sequencing of civil, finishing, MEP, external development, and handover activities across clusters.
Ensure smooth phased handover of villas as per sales and customer commitments.
3. Execution & Site Management
Oversee civil, finishing, MEP, external development, and landscape works.
Ensure execution as per approved drawings, specifications, and method statements.
Conduct regular site reviews, coordination meetings, and progress evaluations.
Drive productivity, resolve site-level bottlenecks, and manage interface issues.
4. Quality Management (Luxury Standards)
Implement QA/QC systems, checklists, and inspection plans for luxury finishes.
Ensure high-quality execution of:
RCC & waterproofing systems
Premium flooring, cladding, and façade finishes
Joinery, modular kitchens, wardrobes
Luxury sanitary, CP fittings, and lighting
Coordinate snag-free completion and pre-handover quality audits.
5. Cost Control & Budget Management
Monitor project budgets, cash flows, and cost-to-complete forecasts.
Control material consumption, wastage, and reconciliation.
Review contractor bills, BOQs, variation claims, and rate analyses.
Ensure strict control on scope changes and additional works.
6. Contracts, Vendors & Consultants
Coordinate with architects, structural, MEP, landscape, and interior consultants.
Manage contractors, specialized agencies, and suppliers.
Evaluate vendor performance and enforce contractual obligations, timelines, and quality standards.
Lead negotiations for variations, extra items, and time extensions.
7. Reporting & Documentation
Ensure preparation and submission of:
DPR / WPR / MPR
Look-ahead schedules
Billing & measurement records (JMRs)
QA/QC reports and handover documentation
Maintain structured documentation aligned with developer & audit requirements.
8. Customer Interface & Handover
Coordinate with Sales teams for customer possession schedules.
Support customer walkthroughs, defect rectification, and final handovers.
Ensure timely closure of snag lists and documentation for OC / CC.
9. Safety & Statutory Compliance
Ensure compliance with EHS norms, statutory approvals, and local regulations.
Enforce safety practices across all sites and contractors.
Coordinate inspections by authorities when required.
